To that end, we do extensive research on market activity and review data with our clients. The objective here is to lease the best properties to our tenants. The property is then photographed and advertised. Our internet marketing includes multiple real estate related websites as well as postings on social media.
Tenant Screening
Our tenant screening is the first step in ensuring that we place the most qualified applicant in your investment property. Not only do we run a credit report but we also screen for criminal records, eviction records and rent payment history. When an applicant passes our background check, we then verify employment using current paycheck stubs and finally check with previous landlords. Going through this process with each applicant gives us the best opportunity to rent to responsible tenants who take pride in their track record and who will care for your home.
Rent Collection
Rent payments are required to be received on time and we offer easy options for our tenants to pay it. The majority of our tenants choose to pay their rent electronically using their login on our secure network. Other options are payment by check, money order or even electronic cash transfer. As a courtesy, tenants receive email or text reminders to pay their rent so we rarely have problems with late or non-payment of rent. Communication with our tenants keeps them happy and is our key to success!

Repairs & Maintenance
We want to be sure that your investment property is maintained to the highest standard. If there is a maintenance or repair needed, our tenants fill out a simple Maintenance Request form. The appropriate professional is then dispatched to the property within 24 hours to make the repair. We do not charge additional fees for maintenance. Our goal is to always provide an excellent experience for our tenants when it comes to repairs. We follow up with our tenants to ensure their satisfaction!
Financial Reporting
Every month our owners receive a detailed accounting of everything that occurred with their property. From simple monthly statements to detailed cash flow, balance sheets or income statements, keeping tabs on your investment has never been easier. Year end reporting is completed promptly and accurately to ensure your tax preparation goes smoothly. Also, we constantly monitor the real estate market to keep our owners and investors apprised of their property values.
Risk Management
Our top priority is to protect your investment. So we require each of our Tenants to maintain proper renter's insurance that covers your asset and their personal property. We also work with vendors and contractors who are qualified and insured to work on your property. And our team does everything possible to avoid evictions. But there are times when this action is needed. When this happens we will handle all interaction with the attorneys and court system so that we can recover the property and re-lease it as soon as possible.
